End User License Agreement for Tenantry (iOS app, bundle id com.byteflicker.tenantry)

Last updated: May 2026

Agreement

This End User License Agreement ("Agreement") is between you and Byte Flicker Pty Ltd (ABN 68 625 784 287) ("we", "us"), an Australian private company registered in New South Wales, Australia. By installing, accessing or using Tenantry ("the App"), you agree to be bound by these terms. If you do not agree, do not use the App.

License Grant

Subject to your compliance with this Agreement, we grant you a non-exclusive, non-transferable, revocable licence to install and use Tenantry on Apple devices that you own or control, for personal, non-commercial use, in accordance with the Apple Media Services Terms and Conditions (Standard EULA). The App is licensed to you, not sold.

Your Data

Data you create within Tenantry — properties, leases, rent ledger entries, expense records, condition reports and bond claim packs — belongs to you and is stored on your device. We never have access to it. If you enable iCloud sync, that data is stored in your private iCloud database, encrypted by Apple. You can delete the App at any time, which removes all on-device data.

Subscriptions & In-App Purchases

Tenantry offers subscriptions and / or one-time purchases through Apple's StoreKit. By subscribing, you authorise Apple to charge your Apple ID at the rate displayed at point of purchase.

  • Monthly — AUD $9.99 / month
  • Annual — AUD $79.99 / year

Subscriptions auto-renew at the end of each period unless cancelled at least 24 hours before the renewal date. Manage, change or cancel subscriptions in Settings → your Apple ID → Subscriptions on your device.

A free trial of 30 days may be offered to new subscribers. Cancelling before the trial ends prevents any charge. Cancellation does not extend an in-progress paid period — refunds for unused time are governed by Apple's policies and Australian Consumer Law.

Acceptable Use

You agree not to:

  • Reverse engineer, decompile or disassemble the App except as permitted by applicable law
  • Remove copyright, trademark or other proprietary notices from the App or its assets
  • Use the App in any way that violates Australian or applicable foreign law
  • Use automated means to access, scrape or interact with the App outside its intended use
  • Distribute, sublicense, sell or rent the App or any part of it

Intellectual Property

The Tenantry source code, design, the 8-state compliance calendar data and the Division 40 / Division 43 depreciation tables are owned by Byte Flicker Pty Ltd. Compliance and depreciation data are compiled from public ATO and state government sources; we make no warranty that any single rule or rate reflects the latest legislative amendments at the time you act on it.

Australian Consumer Law

Our goods and services come with guarantees that cannot be excluded under the Australian Consumer Law (Schedule 2 to the Competition and Consumer Act 2010). For major failures with the service, you are entitled to cancel your service contract with us and a refund for the unused portion, or to compensation for its reduced value. You are also entitled to be compensated for any other reasonably foreseeable loss or damage. If the failure does not amount to a major failure, you are entitled to have problems with the service rectified in a reasonable time and, if this is not done, to cancel your contract and obtain a refund for the unused portion of the contract.

Disclaimer & Limitation of Liability

To the maximum extent permitted by law, the App is provided "as is" without warranties of any kind. Tenantry is a record-keeping tool, not legal advice. State-specific compliance reminders, bond-claim pack templates and condition-report formats are guidance based on each Australian state or territory's published tenancy rules; they are not a substitute for advice from your tribunal (NCAT, VCAT, QCAT, RTBA, ACAT etc.) or a qualified property lawyer. You remain responsible for compliance with the Residential Tenancies legislation in your jurisdiction.

Our liability for any claim is limited to the amount you paid for the App in the twelve months preceding the claim. Nothing in this Agreement excludes or limits any rights you have under the Australian Consumer Law that cannot be excluded.

Termination

This Agreement remains in effect until terminated. You may terminate at any time by deleting the App from your devices and cancelling any active subscription. We may suspend or terminate your access to the App if you breach this Agreement. On termination, you must stop using the App; clauses regarding intellectual property, disclaimer, limitation of liability and governing law survive.

Apple as Third-Party Beneficiary

You acknowledge that this Agreement is between you and Byte Flicker Pty Ltd, not with Apple. Apple is a third-party beneficiary of this Agreement and may enforce it against you. Apple is solely responsible for the App's distribution through the App Store; Byte Flicker Pty Ltd is solely responsible for the App, its content, maintenance, support and any product-liability claims relating to it.

Governing Law

This Agreement is governed by the laws of New South Wales, Australia. Any dispute arising out of or in connection with this Agreement is subject to the exclusive jurisdiction of the courts of New South Wales, except where the Australian Consumer Law provides otherwise.

Changes

We may update this Agreement when the App changes materially. Continued use after the updated date constitutes acceptance. The Last updated date at the top of this page reflects the current version.
